What Is Artex Asbestos?

Asbestos in Textured Coatings — What You Need to Know

Artex was the most widely-used branded textured ceiling coating in the UK, though other similar products were sold under different names. These coatings were applied by mixing a powder with water, which was then textured by hand to create decorative patterns on ceilings and walls. Until the mid-1980s, many of these products contained chrysotile asbestos at concentrations of up to 4%. The use of asbestos in textured coatings ceased in the UK in 1985, but buildings constructed or refurbished before this date — and in some cases up to 2000 — may still have asbestos-containing textured coating in place today.

Pre-1985 Coatings

Textured coatings applied before 1985 are most likely to contain asbestos. Testing is strongly recommended before any works that could disturb the coating.

1985–2000 Coatings

Coatings applied between 1985 and 2000 should still be tested before disturbance. Some products used during this period may still have contained asbestos.

Post-2000 Coatings

Coatings applied after 2000 are highly unlikely to contain asbestos, but if uncertain about the age of a coating, professional testing remains advisable.

When Does Textured Coating Asbestos Become a Risk?

Intact, undisturbed textured coatings with low fibre release potential may be managed in place under an asbestos management plan. The risk increases significantly when the coating is: If you are planning any renovation, refurbishment, re-plastering or ceiling replacement work, you must have the coating tested and, if asbestos is confirmed, arrange for notifiable non-licensed removal before any works commence.

How We Remove Asbestos Textured Coatings Safely

Sampling & Testing

We take representative samples of the coating and submit them to a UKAS-accredited laboratory for analysis. Written results are provided confirming asbestos presence and type.

Risk Assessment

We assess the extent of asbestos-containing coatings, their condition and the nature of the works required to produce a full method statement and risk assessment.

HSE Notification

Where required, we submit the relevant notification to the HSE before the notifiable non-licensed works begin. All paperwork is provided to you in advance.

Controlled Removal

The affected area is enclosed and placed under negative pressure. The coating is removed using wetting methods and specialised tools to minimise fibre release throughout.

Decontamination

Following packaging and removal of the waste, the area is thoroughly cleaned using HEPA-filtered H-type vacuum equipment and wet wiping methods.

Clearance Certificate

The work can either be self-certified by us or, for additional peace of mind, we can arrange for an independent UKAS-accredited lab to undertake a visual inspection and reassurance air tests.

How do I know if my textured coating contains asbestos?

The only way to confirm the presence of asbestos in textured coatings is through laboratory analysis of a sample. AIB Solutions can take samples and provide written results through our trusted UKAS-accredited laboratory. Do not sand or scrape the ceiling before testing.

Can textured coating asbestos be overboarded rather than removed?

In some circumstances, overboarding — covering the existing ceiling with new plasterboard or over-skimming with plaster — can be a cost-effective alternative to removal, provided the coating is in good condition and the work is carried out without disturbing it. We can advise on the best approach for your specific situation.

Is textured coating removal licensable work?

No. Removal of asbestos-containing textured coatings is generally classified as notifiable non-licensed work under the Control of Asbestos Regulations 2012. It must only be carried out by a contractor who has the correct level of training, competence and insurance, such as AIB Solutions.
