Licensed Asbestos Pipe Lagging Removal

Asbestos Pipe Lagging Removal & Disposal.

Asbestos pipe lagging — the thermal insulation wrapped around pipes and boilers in older buildings — is one of the most hazardous forms of asbestos still found in UK properties. Because it was applied in a loosely-bound form, it can shed fibres easily when disturbed, making safe, licensed removal essential.

What Is Asbestos Pipe Lagging?

Understanding Asbestos Pipe Lagging

Pipe lagging refers to the insulating material applied to hot water pipes, heating systems, boilers and ductwork to retain heat and prevent condensation. Between the 1950s and late 1980s, the most commonly used insulation materials contained chrysotile (white), amosite (brown) or crocidolite (blue) asbestos — all classified as hazardous under current UK law.

Asbestos pipe lagging is still present in many pre-2000 buildings today. When in good condition it may be managed in place, but when damaged, deteriorating or disturbed, it must be removed by a licensed contractor.

Chrysotile Lagging

White asbestos — the most common type found in woven pipe insulation. Often used in domestic and commercial heating systems from the 1950s onwards.

Amosite Lagging

Brown asbestos, frequently used in industrial and commercial properties. Considered more hazardous than chrysotile due to its fibre structure.

Where Is It Found?

Common Locations for Asbestos Pipe Lagging

Asbestos pipe lagging can be found anywhere pipes or heating infrastructure was installed before the late 1980s.

  • Boiler rooms and plant rooms
  • Hot water pipe runs in ceilings and walls
  • Industrial heating and process pipework
  • School and hospital heating systems
  • Domestic airing cupboards and loft spaces
  • Underground and basement pipe runs
  • Old commercial and retail premises
  • Legacy residues and debris

Our Removal Process

How We Remove Asbestos Pipe Lagging Safely

All pipe lagging removal follows strict HSE guidelines and Control of Asbestos Regulations 2012. Our process is thorough, fully documented and compliant at every stage.

Survey & Assessment

We begin with a full site survey and, where required, sample analysis by a UKAS-accredited laboratory to confirm the presence and condition of asbestos lagging.

HSE Notification

For licensable works, we submit the required HSE notification a minimum of 14 days before work commences. All documentation is provided to you.

Controlled Enclosure

A sealed enclosure is constructed around the work area to prevent fibre release and placed under negative pressure. Air monitoring is conducted throughout.

Safe Removal

Lagging is carefully removed using wetting methods to suppress fibre release, with operatives wearing full RPE and PPE throughout.

Waste Packaging

All asbestos waste is double-bagged and clearly labelled as per the Hazardous Waste Regulations before transfer to a licensed disposal facility.

Air Clearance Testing

Following removal and decontamination, an independent 4-stage clearance test is conducted by a UKAS-accredited lab before the enclosure is dismantled and the area handed back.

Frequently Asked Questions

Is asbestos pipe lagging always dangerous?

Not always immediately — if lagging is in good condition and undisturbed, it may be managed in place under an asbestos management plan. However, damaged, deteriorating or friable lagging poses a serious risk and must be removed by a licensed contractor.

Does pipe lagging removal require an HSE licence?

Yes. Asbestos pipe lagging is classified as licensable work under the Control of Asbestos Regulations 2012. Only contractors holding a current HSE Asbestos Removal Licence — like AIB Solutions — are legally permitted to carry out this work.

How long does pipe lagging removal take?

Timescales depend on the quantity of lagging, its location and the complexity of access. Small domestic jobs may be completed in a day, while larger commercial or industrial projects can take several days or weeks. We provide a detailed programme as part of our quotation.

What happens to the waste asbestos?

All asbestos waste is classified as hazardous waste under UK law. AIB Solutions are registered waste carriers and arrange licensed disposal at an approved hazardous waste facility. You receive a full waste transfer note as part of your documentation pack.
